Refurbishment of St Leonard's Changing Rooms
Our Contracts team, led by David Stewart and managed by Kris Harvey, has recently completed a major refurbishment of the changing rooms at St Leonard's, University of Edinburgh. Working with George Muir, Design Manager, and Adrian Cavaye, Interior Designer, at The University of Edinburgh Estates Department, the project involved a full strip-out and refurbishment of the existing changing rooms, as well as the addition of two accessible toilet and shower rooms.
The refurbishment was designed to create a more modern and inclusive space for students and staff to use. The new changing rooms feature bright and airy spaces, with new flooring, lighting, and fixtures. The accessible toilet and shower rooms are designed to meet the needs of all users, with features such as grab bars, wider doorways, and lowered sinks.

S. Luca has been crafting luxury dairy ice cream for over 100 years. Based in Edinburgh, since 1908, they have passionately followed their grandfather’s original recipe and passion for sourcing quality ingredients, establishing S. Luca as a Scottish treasure.
After previously refurbishing S. Luca in Morningside Road in Edinburgh in 2015, Yolanda Luca kindly asked our Contracts Team to look at helping refurbish the front of their Store in Musselburgh.
Working to a tight time scale along with Yolanda & Clark Whitehead (Both from S.Luca ), Lynne Cranston, of Architectural Interiors in Edinburgh our own in house team, headed by David Stewart (Joiners, Decorators & Tilers), and our trustworthy chain of Sub Contractors the Project was a huge success.

Hillington Park
ESPC Associates
Our teams at Contracts and Cladding & Roofing were tasked in completing the £1.9m Carnegie Road redevelopment at Hillington Park which saw the dilapidated 1950s site turned into an energy efficient, modern logistics unit with new internal offices and a redesigned and enlarged service yard that meets modern HGV usage standards.
The Project was led by Matt White and Charles McAuley of EPC Associates for Frasers Property and lasted just over 32 weeks. It was delivered for National fish and chip shop supplier and fast food wholesaler, T.Quality, in its expansion.
Insite’s Team was led by David Stewart, Fraser Stevenson and Scott Milliken and the project was completed in time and on budget.
Works involved in the project included the removal of the existing wall and the roof cladding. Major works were involved in breaking up the existing external yard and removed. On completion a new wall was constructed and all the roof cladding was replaced. Finally a full internal refurbishment was completed along with a new, fully functionable external concrete yard.
The redevelopment was designed with improved energy efficiency at its core reducing energy consumption by up to 79%, compared to the building’s previous condition through enhanced insulation, full LED lighting installed, air-source heat pump efficient heating and removal of gas appliances was also fully implemented.

Rainscreen Replacement
Knight Frank
David Munro and Stewart MacKenzie's team at INSITE CLADDING & ROOFING LIMITED are working with Knight Frank on a major Cladding Project.
As you can see it involves the removal of the existing Aluminium Composite Materials (ACM) and replacing them with 3mm Aluminium Cassette Panels, supplied by PSP Architectural / PSP Aluminium, in lengths of up to 5.5m. Certain Areas have detailed Feature Colours and a Metallic Sparkle Finish throughout.
We also removed the Timber Solar Shading and applied a Clear Lacquer Finish to achieve a 60 minute Fire Rating, which was a significant requirement for the Project.
A fantastic project to be involved in and a pleasure to be working with Richard Whitfield and John Macarthur BSc Hons MRICS of Knight Frank.

Number 20 Waterloo Street, Central Exchange, was a refurbishment project involving a large reception area for BNP Paribas.
Ryan Thomson and his team completed the project in 5 months, in challenging conditions due to this being a fully occupied 7 floor office in the heart of Glasgow, with a 24 hour entrance.
The works included fitting a bespoke raft and large cube lighting which required new steel work put in with drop down rods to support both items. We also installed artificial trees, pre formed copper surrounds for all old metalwork, speed gates, reception desks and planters.
We completed the installation with a projector attached to a pre formed plasterboard area for the screen as the main focal point upon entry.
Three new showers and a locker room were installed in the basement and these were fitted with bespoke heated lockers which made the most of the allocated space.
A wonderful project and an absolutely stunning end product.

Our team at Cladding & Roofing recently completed a Roof Replacement Project in Livingston.
Morgan Baker, Stewart MacKenzie and their team initially removed the internal white liner sheets and insulation to allow safety netting to be installed. The building then had a full perimeter scaffold erected before we sited a tower crane to load the roof with full slope length Kingspan Global Quadcore 120mm composite panels.
Initially the Asbestos Cement Roof was then removed and disposed off site by our in house Specialist Waste Company Site Waste Solutions.
The existing steel gutter system was replaced with Fatra UK PIR Insulated Single Ply Composite Gutters and new PVC Downpipes. The Kingspan Global Quadcore Panels were then installed along with Brett Martin Ltd's Safelight Fairs to give natural light all fixed with EJOT Stainless Steel Fasteners.
Finally the project was completed by installing finishing flashings to match the Client company colours.
I think you will agree it is an absolutely stunning finish.

CSQ Consult
Our teams from Contracts and Cladding & Roofing led by Andrew Mason, Morgan Baker and Jim Donnelly recently completed our project for CSQ Consult in Dunfermline for their client Harding Holdings.
The project required the replacement of to both the northwest and northeast roofs, internal and external builder’s works; render repairs; full redecoration; joinery works; internal sub-division; construction of additional toilets; new utilities supplies; floor covering replacement; warehouse heating replacement and lighting repairs.
The Roof work consisted of removal of the existing double skin asbestos cement roof covering down to the concrete portal frame. We then installed timber to the Concrete Purlins using Stainless Steel tie down straps. Then a 137mm Kingspan Global Quadcore Panel System was installed incorporating Brett Martin Ltd Trilite Ultra 45 FAIR Rooflight. The roof was completed using Fatra UK Composite gutters and Trimform Products Trimline External Gutters.

After the successful purchase of St Andrews Industrial estate EPC Associates were retained by Stenprop to continue with the planned Roof overcladding works and specialist cladding decoration works at both the Blocks occupied by their existing tenants.
The works were an integral part of the lease re-gear completed by the former pension fund managed by CBREgi. The roof overcladding was undertaken during the live occupation of the tenant and as such required meticulous planning and preparation by the full team.
The roofing works were completed ahead of programme, and the specialist decoration works are now almost completed. The project required the Overcladding of the existing Asbestos Cement Roof Coverings and Decorating all External Wall Cladding.
This required the supply and fit of metal insulated over cladding system to include Fatra single ply gutter liners.
EPC Associates Ltd provided PM, CA, PD and cost management services.

We carried out a 60,000 square foot CAT A & CAT B Fit Out project over four floors Maxim 10 at Eurocentral on behalf of Ryden for their client Customer Service Contractor Sitel UK & Ireland. The large office space at Maxim Park in Lanarkshire houses up to 800 employees.
The works were completed in three phases over a nine-month period with the client taking possession and occupying the lower two floors whilst the upper levels were completed. Project value was in excess of £3.6 million.
Works included the installation of new mechanical & electrical services throughout providing ventilation, air conditioning, power, data, fire alarm & lighting installation throughout. The second-floor comms room was prioritised and handed over to client early to facilitate their occupation and use of the lower floor levels whilst other areas were progressed.
Additionally, we provided a backup generator with integrated auto changeover system to power the whole building in the event of a power outage, allowing the uninterrupted continuation of business which was an essential requirement of the client.
The fabric element of the works included the supply and installation of new raised access floors, suspended ceilings, glass and plasterboard partitions, full furniture & fitment installation for a capacity of 900 and a fully serviced canteen and servery to cater for the staff as well as localised breakout, tea prep and vending areas on each floor level.

Nursing Home
Back in late 2019 we began work on an existing Nursing Home in Bo’ness for our client Gleeds. The Building was an existing traditional nursing home set up with eleven single room which were converted into eight modern flats occupancy.
Our team Damien Ferns, Guy Melville, Fraser Stevenson and Jack Emerson were tasked with altering the internal layout of the building to accommodate the new proposal of eight individual accommodation units, comprising of one bedroom, one toilet/shower, one open plan kitchen/living room. These alterations allowed tenants a self-sufficient living, however, support would be provided when and where required.
The project ran for 24 weeks, was completed to an admirable standard, leaving the client pleased with the finish and future tenants with an upgraded comforting home. The project was completed at a high standard and under budget.
We cannot thank Lorraine Martin and the team at Gleeds enough for the opportunity to work on this remarkable and life changing facility.

'We are absolutely delighted with the replacement Single Ply Roof works at the Arc, this despite site works being halted by the Covid lockdown.
Insite Cladding and Roofing ensured the site integrity was maintained during the period, and returned to site immediately once it was safe to do so, complying with all necessary post Covid site rules.

This was an awkward shaped Single Ply Membrane Overlay Project using Protan (Moy Materials) SE Membrane. It included 2,500m² of Mechanically Fixed 1.6mm thick Membrane complete with a 20 year Manufacturer & Product Guarantee.
